Small on purpose, and two miles from the sand

Most new-home communities in southern Brunswick County are measured in hundreds of homesites and a decade of build-out. Southshore Bay is forty-nine. One builder, one street system, one look — and an address on the stretch of NC 179 that people usually only see on their way to the beach.

Southshore Bay sits on the inland side of NC 179 — Beach Drive to those of us who drive it every day — with Oyster Bay Golf Links right down the road. Calabash's waterfront is a few minutes one way, the Sunset Beach bridge a few minutes the other. My own office is on this same road.

The site is a little over twelve acres, and roughly five of them were held out as open space. The homesites are compact — about a tenth of an acre on the early listings — and the homes sit close to the street on short front walks. It isn't gated, it isn't age-restricted, and it has no clubhouse. What it has is a price that is rare this close to Sunset Beach.

Drive in on a weekday morning this fall and the street looks like somebody opened a box of saltwater taffy. A blue cottage with a red door, then a white one with a mint door, then yellow, then aqua. The live oaks in the front yards are still staked and guyed. There's a new welcome mat on a porch, a bird bath that hasn't seen a bird yet, and somebody's beach chairs already leaning by a garage door. Everybody here moved in within the last year — which means nobody is the new neighbor, because everybody is.

The smallest homes in Southshore Bay are the ones that make it unusual. Three plans, none with a garage, all on one level, and all priced in a range you don't see within two miles of the ocean anymore.

The Hannah is the one to understand first: about 813 square feet, two bedrooms, two baths. That is a genuinely small house. For the right buyer — a single professional, a couple who wants a beach base without a beach-house mortgage, a retiree who is done heating rooms nobody sleeps in — it's exactly right. For a family of four, it isn't, and nobody should talk you into pretending otherwise.

The Lewis is the sleeper of the group: three bedrooms and roughly 1,256 square feet with no garage, which means more living space for less money than the garage plans of the same size. If you have a shed's worth of beach gear, plan for it now.

The one-car garage plans

The middle of the lineup

Add a one-car garage and you're in the plans most buyers end up choosing here. Three bedrooms, two baths, a covered porch, and room to park one car and the bikes.

The Greenbriar is about 1,151 square feet with an open great room, kitchen and dining across the middle, the primary suite on one side and the two secondary bedrooms sharing a hall bath. The Devon adds roughly 130 square feet to the same idea. Some elevations wear board-and-batten with dark shutters; others go lap siding in a coastal color.

When the community launched, the lineup also included a four-bedroom plan, the Cameron, at about 1,498 square feet. It isn't on the builder's current plan list. If you need a fourth bedroom, ask me before you assume it's still available.

The Downing — two-car garage

The only two-car plan

The Downing is the only current plan with a two-car garage, and it shows. Walk down Tasso Drive and the wide white garage doors with carriage hardware are the first thing you notice on the street — in aqua, in lemon, in white.

Inside it's about 1,257 square feet: three bedrooms, two baths, an open living area and a laundry room. That's the same livable space as the no-garage Lewis — you're paying for the garage, not the house. For a lot of buyers that's exactly the right trade. A two-car garage at the beach is a golf cart, a kayak, a beach wagon and a car, and it's the difference between a tidy house and a crowded one.

There's a particular kind of happiness in a house this color. It's a first home for some of the people here and a last one for others, and either way it was chosen by somebody who looked at the beige subdivisions inland and decided they'd rather wake up in a cottage that looks like it belongs at the beach — because it does.

Resale — when it comes

With forty-nine homesites, the new-construction window here is short. Once D.R. Horton sells the last one, Southshore Bay becomes a resale-only neighborhood — and because every house is one level and every house came from the same builder in the same two years, the resales will be about as easy to compare as any neighborhood on this coast.

That's good for you on both ends. When you buy, there's no guessing what a Downing is worth; there will be a sale two doors down. When you sell, you won't be fighting a builder with a sales office down the street offering incentives on the house next to yours — because the builder will be gone.

What separates one resale from another here will be the small things: which homesites back to the open space, which face the morning sun, who added a screened porch or a fenced yard, and who kept up the exterior paint in the salt air. I check before you tour, not after.

No clubhouse, because the clubhouse is the coast

Southshore Bay doesn't have a pool, a fitness room or an amenity center, and with forty-nine homes it was never going to. What it has instead is everything a Calabash and Sunset Beach address gives you for free.

I want to be straight about this, because it decides whether this neighborhood is right for you. If a resort-style pool and a social calendar matter, there are communities fifteen minutes from here that will sell you both, along with the dues that pay for them.

The people who buy in Southshore Bay have done that math and decided the beach is their pool. They play Oyster Bay right down the road, walk the pier at Sunset Beach, and eat at the Calabash waterfront when company comes. They spend the difference on living here.

Open space

Roughly five of the site's twelve-plus acres were held out as open space rather than platted into lots — a high share for a community this size.

Sunset Beach & the pier

About two miles to the Atlantic. The quiet, wide beach, the pier, and the walk toward Bird Island are a short drive or a long bike ride.

Calabash waterfront

The seafood restaurants, the river and the shrimp boats on the Calabash waterfront are a few minutes north on the same road.

Smart-home package

Every home was built with D.R. Horton's connected-home package, granite kitchen counters and stainless appliances standard.

No pool or clubhouse

Stated plainly because it's the most common surprise. There is no amenity center here, and there is no plan for one.

The first October you live here, you'll find out why people move to this end of the county. The summer traffic on 179 thins out. The water's still warm. You can get a table on the Calabash waterfront on a Friday night without a wait, and the beach at Sunset is so empty you'll catch yourself looking around for the crowd.

It's the month that convinces people they made the right call.

The thing the brochure doesn't explain

What "Express Series" actually means

Every home in Southshore Bay is a D.R. Horton Express Series home. I sold new construction on the builder side for a long time, including for D.R. Horton, so let me tell you what that label means from the inside — because it matters to how you shop here.

Express is the builder's entry-level line. The idea is simple: a short menu of plans, a set package of features chosen in advance, and a build process designed for speed and price. You don't spend three afternoons in a design center picking cabinet hardware. The granite, the stainless, the smart-home system are already in. What you choose, mostly, is the plan, the homesite and the color on the outside.

That's not a knock. It's the reason a three-bedroom house two miles from Sunset Beach costs what it does here. But it changes the conversation. With Express, the price of the house is close to fixed — the negotiation lives in the incentives, the closing costs, the rate buydown, and which homesite you pick. That's where a buyer's agent earns their keep.

And here's a fact worth knowing: when D.R. Horton announced pricing in August 2025, the plans started in the $285s to the $313s. Today the builder's site lists the community from the mid $260s. Builder pricing moves constantly, in both directions. Treat any number you read online — including mine — as a starting point to verify, and remember that the on-site agent works for the builder. I don't.

Here is what that means in a life, not on a spreadsheet.

It means a nurse at the hospital in Little River can own a house she can bike to the beach from, instead of renting one she can't.

It means a couple who spent thirty years vacationing at Sunset Beach can stop renting a week in July and start living the other fifty-one.

It means the decisions are few and the move-in is fast — which, after you've sold a house, packed a life and driven it down I-95, is its own kind of luxury.

Who this neighborhood tends to fit

First-time buyers

One of the lowest new-construction price points within two miles of the ocean anywhere in southern Brunswick County.

Every plan is one level. Small yards, a low-maintenance build and nothing you have to climb to get to bed.

Beach-vacation regulars ready to stay

Calabash dinners and Sunset Beach mornings, at a price that doesn't require selling the house up north first.

Oyster Bay right down the road and a long list of courses within fifteen minutes on both sides of the state line.

The question everyone asks second

What the dues cover — and what they don't

Early MLS listings in Southshore Bay show an HOA assessment of about $60 a month. With no amenity center, no pool and no gate to fund, there's simply not much for the association to pay for. Confirm the current figure on the specific home before you go under contract.

One portal has shown Southshore Bay homes on a "no HOA fee" search page. There is an association here. And if a search turns up "lagoon fees," CDD assessments or an active-adult section, you're reading about the Southshore Bay near Tampa, Florida — a completely different community that happens to share the name.

Getting around

Between the seafood and the sand

Southshore Bay sits on NC 179 between Calabash and Sunset Beach, about three miles from the South Carolina line. The listings carry a Sunset Beach address; the builder markets it as Calabash. Practically, it's both — the Calabash waterfront and the Sunset Beach bridge are each a few minutes away.

This is the corner of North Carolina where the state line is a suggestion. You'll buy groceries in Carolina Shores, see the doctor in Little River, eat in Calabash and swim at Sunset Beach — sometimes all on a Saturday. And North Myrtle Beach is close enough for a concert without a hotel.

Questions I get about Southshore Bay

Is there a lagoon, a pool or a clubhouse?

No. If you've read about a crystal lagoon, lagoon fees or CDD assessments, that's the Florida community. Southshore Bay here has open space but no amenity center, pool or gate — which is why the HOA runs about $60 a month instead of several hundred. Oyster Bay Golf Links is right down the road and the beach is two miles away.

Who builds the homes in Southshore Bay?

D.R. Horton, under its Express Series line, is the only builder. Current plans are the Hannah, Perry, Lewis, Greenbriar, Devon and Downing — all single-story, from about 813 to 1,281 square feet, with no garage, a one-car or a two-car garage depending on the plan. A four-bedroom plan, the Cameron, was part of the launch lineup but isn't on the current plan list.

How much do homes cost in Southshore Bay?

As of early October 2026 the builder lists the community from the mid $260s, with listed inventory homes running roughly from the mid $280s to just under $300,000. That's lower than the launch pricing announced in August 2025, which started in the $285s to $313s. Builder pricing and incentives change weekly — ask me for the current numbers and what's actually negotiable.

What are the HOA dues and what do they cover?

Early listings show about $60 per month. That typically covers common-area and open-space maintenance, entrance upkeep, stormwater common areas and association administration. Lawns, roofs and exteriors are the owner's responsibility. Some portals have listed these homes as having no HOA — that's wrong. Confirm the current assessment and read the recorded covenants before you go under contract.

Is Southshore Bay in Calabash or Sunset Beach?

Both, depending on who you ask. Homes carry a Sunset Beach mailing address, ZIP 28468, and D.R. Horton markets the community as Calabash. It sits on NC 179 between the two, right down the road from Oyster Bay Golf Links. Mailing address and municipal jurisdiction aren't always the same thing on this stretch of road — the tax record for the specific lot is the authority.

How far is the beach?

About two miles — roughly eight minutes to the sand at Sunset Beach. Ocean Isle Beach is about fifteen minutes and Cherry Grove in North Myrtle Beach about eighteen.

Which schools serve Southshore Bay?

Brunswick County Schools: Jessie Mae Monroe Elementary, Shallotte Middle and West Brunswick High. Assignments can change, so verify with the district for a specific address.

Can I still buy new construction here?

For now. The whole community is forty-nine homesites, and when D.R. Horton sells the last one, the only way into Southshore Bay is resale. What's actually available changes weekly, and portals are often stale on builder inventory. Ask me and I'll get you the current list, plus a read on which homesites are worth it.

Is this a good neighborhood for a first home?

It's one of the few places within two miles of the ocean in southern Brunswick County where that question still has an easy answer. One-level plans, a low HOA, a builder package with the major finishes already included, and starting prices below what most of the surrounding new construction asks.
